Joint Loans Work For Everyone
Whether you're buying with a partner, family, or a close friend — combining forces is often the smartest path to ownership.
Couples
Married, de facto, or in a relationship — combining your incomes is the most common (and powerful) way to buy together.
Whānau & Family
Parents and children, siblings, or extended family pooling resources. We structure these loans to suit your unique ownership arrangement.
Friends & Co-Buyers
Buying with a trusted friend is increasingly common in NZ. We help you set up the right ownership split and exit planning from day one.
Kāinga Whenua & Trusts
Māori land trusts, whānau trusts, and Kāinga Whenua loans have specific requirements. We know exactly which lenders work with these structures.
More Income.
More Borrowing Power.
Lenders calculate how much you can borrow based on your combined income, expenses, and deposit. Two incomes almost always unlock a significantly higher borrowing limit — opening up better suburbs, larger homes, and stronger offers.
Higher Borrowing Limit
Combined income can increase your borrowing power by 50–90% compared to applying alone, depending on your individual earnings.
Combined KiwiSaver
Each eligible applicant can withdraw their KiwiSaver balance and stack their First Home Grants — potentially doubling your deposit boost.
Flexible Ownership Structures
Choose joint tenancy (equal ownership) or tenants in common (split by percentage). We make sure the structure fits your relationship and goals.

Joint Loan Hurdles — Solved
Joint applications come with unique complexities. We know how to navigate every one of them.
One Applicant Has Poor Credit
We assess each applicant individually and find the right lender for your combined profile. Specialist lenders look beyond scores to your current repayment ability.
Mixed Employment Types
One salaried, one self-employed? We know which lenders handle blended income applications and how to present your case to maximise approval chances.
Unequal Income or Deposit
We help you structure the ownership split (e.g. 70/30) to reflect each person's contribution — protecting both parties fairly from the start.
Exit Planning Uncertainty
Life changes — relationships end or circumstances shift. We advise on co-ownership agreements upfront and can restructure the loan if needed later.
Whānau Trust Structures
Māori land trusts and whānau trusts require specialist lenders. We work with lenders experienced in these structures and guide you through the process.
Coordinating Multiple Applicants
Gathering documents from two or more people takes time. We send each applicant a personalised checklist and coordinate everything — so nothing gets missed.
Joint Loan FAQs
Real answers to the questions we hear most from co-buyers and whānau.
Who can apply for a joint home loan?
Any two or more people can apply together — couples (married, de facto, or same-sex), siblings, parents and children, friends, or members of a whānau trust. The key requirement is that all borrowers are named on the loan and take joint responsibility for repayments.
How does a joint loan increase our borrowing power?
Lenders assess combined income when determining how much you can borrow. Two incomes typically mean you can borrow significantly more than either applicant could alone — often allowing you to purchase in areas or price ranges that would be out of reach individually.
What's the difference between joint tenancy and tenants in common?
Joint tenancy means you each own 100% of the property — if one owner passes away, the other automatically inherits their share. Tenants in common allows you to own different percentages (e.g. 60/40) and leave your share to whoever you choose in your will. We'll help you choose the structure that fits your relationship and goals.
What happens if one of us wants to sell and the other doesn't?
This is one of the most important conversations to have before purchasing together. We recommend a co-ownership agreement (drafted by a lawyer) that sets out the process for disagreements, including forced sale clauses, right of first refusal, and exit timeframes. We can refer you to a solicitor who specialises in these arrangements.
Can we use our combined KiwiSaver balances?
Yes — each eligible applicant can withdraw their own KiwiSaver balance towards the deposit. If both buyers have been contributing for 3+ years, you can combine both withdrawals, significantly boosting your deposit. You may also each qualify for the First Home Grant if this is your first purchase.
What if one of us has a lower credit score?
Both applicants' credit histories are assessed. A lower score on one application doesn't automatically disqualify you — it depends on the severity and the lender. Some specialist lenders look beyond credit scores and focus on your overall picture. We'll be upfront about your options and which lenders are most likely to approve you.
Can one person come off the loan later?
Yes — this is called a loan restructure or refinance. If circumstances change (e.g. a relationship ends or one party wants to buy out the other), we can help restructure the loan in one person's name — subject to that person qualifying on their own income. We manage this process for you.
Do you charge fees for joint loan advice?
No. Our mortgage advisory service is completely free to you. We're paid a commission by the lender once your loan settles — there are no hidden costs, no upfront fees, and no obligation after your initial conversation.
